Gifford Industrial Park Phase 2 RFQ

The Magoffin County Fiscal Court is requesting qualification statements from consulting firms to
complete due diligence studies on the proposed Gifford Industrial Park Phase II Project to
include a Wetlands Delineation, Threatened & Endangered Species Survey, Archeological &
Historical Investigation, and Boundary Survey. The subject site is a 98.4 acre greenfield (42.2
acre developable) located 5 miles west of Salyersville, KY at 37.731, -83.127.

Thunder ridge industrial park

Thunder Ridge Industrial Park is a 50 +/- acre tract of land located in the northern part of Floyd County near the intersection of KY Route 3 and KY Route 321. The site is within 1.5 miles of US 23 and 9.0 miles of the Big Sandy Regional Airport. The site has immediate access to municipal water and wastewater service, natural gas and 3 Phase power. The property is located out of the 100 year floodplain..

East Kentucky Business Park - Big Sandy Regional Industrial Development Authority (BSRIDA)

The Eastern Kentucky Business Park is a partnership of the Big Sandy District counties of Floyd, Johnson, Magoffin, Martin and Pike. Consisting of over 300 acres, the Park’s tenants include Chesapeake Energy and Consolidated Pipe & Supply. In addition, Martin County Economic Development Authority has a 50,000 sq. ft. building located in the Park that it is currently marketing to prospective tenants. Citizen representatives of each of the Big Sandy district counties serve on the Big Sandy Regional Industrial Development Authority (BSRIDA), which is responsible for the development, management and marketing of the Eastern Kentucky Business Park. Big Sandy ADD staff provide services to the Authority which include hosting monthly meetings, maintaining all records and providing financial and administrative services.

Gifford park

Strategically located next to the Mountain Parkway, Gifford Road Industrial Park is just 90 minutes from Lexington and a quick 5-minute drive from downtown Salyersville. Several projects are currently underway in this park.

Hager Hill

The Hager Hill Industrial Site is a 15.1 acre Kentucky certified build-ready site featuring a 50,000 SF Build Ready building pad (expandable to 150,000SF) in Johnson County, Kentucky in the community of Hager Hill. All environmental studies and Geotech work are complete. This site is adjacent to Ben Tire, a multi-state wholesale tire distributor, and an industrial education campus of Big Sandy Community and Technical College.

Enterprise industrial park

The Kentucky Enterprise Industrial Park is located adjacent to four-lane US HWY 23; turning into Interstate 26 in Kingsport, TN and connecting to Interstate 64 to the north. Additionally, US HWY 23 connects to four-lane Bert T. Combs Mountain Parkway via KY 114 and Interstate 75 via KY 80 in Prestonsburg, KY (28 miles north). This park can accommodate heavy and light industrial manufacturing operations. There are 300+/- acres of greenfield sites available. Tenants in the park include Wright Concrete and tanker truck body manufacturer Appalachian Tank (of Platinum Tank Group of Quebec, Canada).Restrictive Covenants apply to this park and any future development.
